Can I have the work done while I am abroad?
Yes — most of our full renovations for overseas owners run without the owner present. We agree the specification by video call, send photo and video reports at each stage, and only ask for a written approval at the defined milestones. Nothing that changes cost is ordered without your sign-off.
Do I need a major works licence?
It depends on scope. Renewing services and finishes usually falls under a minor works licence. As soon as structure is touched, openings are formed in load-bearing walls or the façade changes, a major licence with a technical project is required. We determine this at the survey and handle the application.
Is the quote fixed, or can it rise during the works?
The price is fixed by work package before we start and it is honoured. It only changes if something genuinely hidden appears — a broken soil stack inside a wall, for example — or if you extend the scope. Either way it is approved in writing before it is carried out.
