Denia has two quite different housing stocks. In Las Rotas and around the Marineta the properties sit metres from the water, and there the enemy is not internal damp but corrosion: chloride penetrates the concrete, rusts the reinforcement and makes it expand until the cover spalls off. Once that appears, the steel has to be cleaned back and passivated before repair — patching the spall without treating the bar brings it straight back within two winters.

Towards La Marquesa, la Sella and the northern flank of the Montgo you find villas with plots, many from the 1980s and 90s, with flat roofs, large glazed openings and no insulation at all. Here the change that genuinely shows on the bill is not the finishes: it is lining the façade, replacing the glass and renewing the climate system in one go.

Why is the render blowing off properties in Las Rotas?

It is usually corroding reinforcement. Chloride from the marine environment penetrates the concrete and rusts the steel bar, and rust occupies more volume than the original metal, so it pushes the cover off. Repairing without cutting back and passivating the steel returns the problem within a couple of winters.

Is insulating the façade worth it in Denia?

On 1980s and 90s villas, yes — and it is usually the single change that shows most on the bill. Much of the running cost comes from uninsulated walls rather than from the equipment. It is solved by lining internally within the same contract.
