Javea’s villa stock was largely built between the 1970s and the 1990s, and that shows the moment we open it up: wiring with no real earth, iron pipework, single glazing in huge south-facing windows, and flat roofs whose waterproof membrane has been spent for years. Renovating the interior without dealing with that roof first is money thrown at a ceiling you will have to redo.

The three areas behave quite differently. The Arenal is apartments and beach-level villas, with high salt exposure that eats ironmongery within a few years. The Montgo and Balcón al Mar mean sloping plots, narrow lanes and access a standard skip lorry cannot manage — which genuinely changes the demolition package. In the old town and around the port you meet tosca and local stone, which calls for a different approach to façades and walls.

Almost none of our Javea owners are here while the work runs. That makes the management matter as much as the building: a report with dated photographs every week, a live video call from the site itself when something needs deciding, and no change affecting price built without your approval in writing.

Can I renovate my Javea villa without coming to Spain?

Yes, and that is how most of our jobs here run. We agree the scope by video call, send a report with dated photographs every week, and you approve in writing at each milestone. Nothing that affects price or programme is built without that approval.

Does the flat roof need redoing even with no staining?

On 1970s and 80s villas, almost always. The membrane has a service life and is usually spent well before the first visible stain appears. We check it at the survey, because renovating inside and leaving the roof is what ruins a newly finished ceiling.

Can a skip reach my plot on the Montgo?

On many hillside lanes it cannot. We check before quoting, because if debris has to go out in bags by hand the demolition package changes appreciably. A villa quote that says nothing about access is an incomplete quote.

How long does a licence take in Xàbia?

It depends on the works. Renewing services and finishes usually goes through as minor works and resolves in a few weeks. Touching structure, adding floor area or changing the façade requires a major licence with a technical project and considerably more time. We establish which at the survey.

Can the work happen while I let the villa in season?

It is not advisable — the works also occupy the outdoor areas and the pool, which is exactly what a holiday tenant comes for. What we do instead is plan backwards from the season start and concentrate the build in the winter months.
