The hard part of renovating a Spanish property from abroad is almost never finding someone to do the work — it is not knowing what is happening. With nobody on the ground, an owner hears about overruns after they have been built, cannot compare quotes that are each written in a different format, and ends up accepting whatever is explained over the phone.
This service exists to close exactly that gap. We act as your single point of contact in the province: we survey what is really there, translate the scope into a document you can actually compare against, file the licence, control spend package by package, and send you a report with dated photographs every week the site is open.
You can buy it wrapped around a renovation we carry out ourselves, or purely as oversight on a job you have already awarded to another contractor. The rule is the same either way: nothing that affects price or programme is built without your written approval, and everything approved is recorded with a date.

The full scope of Renovation Management for International Property Owners works
Every job we take on within this service, with the detail of how we carry it out. The price is always fixed after the survey.
Before anything starts
Site visit with photographic report
- What we do
- A physical inspection of the property with a written report.
- How we do it
- We walk the property with camera and measure, photograph the consumer unit, soil stacks, roof and any damp, and hand you a report of what exists. It is the document that stops you buying or committing on the strength of an agency description.
Defining the scope
- What we do
- Turning what you want into a specific written specification.
- How we do it
- We write down what is included and what is not, with named specifications. Vague scope is the real cause of nearly every overrun — each contractor interprets it in their own favour.
Comparing tenders
- What we do
- Levelling quotes from several contractors.
- How we do it
- We rewrite them into the same format and packages so they are comparable, and flag what each one is missing. The cheapest quote is almost always the one that includes the fewest items.
Building licence application
- What we do
- Filing and chasing the municipal file.
- How we do it
- We assemble the paperwork, file it and follow the file through. We tell you the realistic timescale for that particular town hall, which varies a great deal across the province.
Programme and payment plan
- What we do
- A week-by-week programme with payments tied to milestones.
- How we do it
- Every payment is tied to a verifiable milestone evidenced with photos, never to a calendar date. Paying against real progress is the only practical protection from abroad.
While the work is running
Weekly photo report
- What we do
- A dated report on site progress.
- How we do it
- Photos and a short video every week, showing progress against programme plus a list of decisions that need your answer. The photos are dated so they stand as a record.
Live video walk-through
- What we do
- A live tour of the property when something needs deciding.
- How we do it
- We call you from the site itself so you see the exact point in question. Seeing the real opening settles in five minutes what drags on for days over email.
Budget control by package
- What we do
- Spend tracked against what was quoted.
- How we do it
- We keep a package-by-package sheet of quoted, approved and spent. Any variance reaches you in that same week's report, not at the end of the job.
Approving variations
- What we do
- Handling unforeseen items and scope changes.
- How we do it
- Every change is documented with a photo of the cause, the cost and the effect on the programme, and waits for your written approval. Nothing affecting price is built before we have it.
Materials sourcing and approval
- What we do
- Selection, samples and ordering of finishes.
- How we do it
- We send photos of real samples under the light in your property, not just the catalogue reference. The same porcelain reads very differently in a showroom and in a south-facing room.
Coordinating the trades
- What we do
- Sequencing when each trade comes on site.
- How we do it
- We fix the order and dates for each trade and check the previous one has left what the next one needs. Most delays are born in those handovers between trades.
Handover and afterwards
Snag list
- What we do
- A final inspection with a defects list to close out.
- How we do it
- We walk the property against a numbered, photographed list and do not close it until every item is corrected and re-inspected.
Documented handover
- What we do
- A final pack with all the paperwork from the job.
- How we do it
- Installation certificates, equipment guarantees, the waste carrier's certificate, photos of the services before walls were closed, and as-built drawings. That pack is worth money the day you sell.
Key-holding
- What we do
- Keys held and controlled between your visits.
- How we do it
- Every entry to the property is logged with date and reason. You always know who has been in and why, and keys do not circulate between contractors.
Opening up before you arrive
- What we do
- The property checked and ready before you land.
- How we do it
- We test water, power, air conditioning and the boiler and air the property before you arrive, and warn you in time if something is not working.
Guarantee period follow-up
- What we do
- Handling issues during the 2-year guarantee.
- How we do it
- If something goes wrong we attend, document it and pursue it with the responsible contractor. You do not have to argue a guarantee claim by phone from another country.

Renovation Management for International Property Owners: frequently asked questions
Do I need to be in Spain at any point?
No. The whole process runs by video call, email and photo reports, and approvals are signed remotely. Many of our owners see the finished property for the first time on their next trip, after the work is complete.
Can you oversee work I have already contracted with another company?
Yes. In that case we act purely as your representative: we review the scope and the quote, monitor progress, validate payments before you make them and send you the weekly report. We do not replace the contractor you have chosen.
How do I know the work I am paying for is actually being done?
Each payment is tied to a verifiable milestone evidenced with dated photographs, not to a calendar date. We also photograph all services before walls and ceilings are closed, which is the part that cannot be checked any other way afterwards.
Who holds the keys to the property?
We do, and every entry is logged with the date and the reason. Keys are not left with the individual trades: they are issued and collected for each working day.
What happens if something unexpected comes up during the works?
We send you a photo of the cause, the cost and the effect on the programme, and wait for your written approval before proceeding. We only act without waiting where there is an immediate risk of damage, such as an active leak, and even then we document it to you the same day.
How do I pay for the work from abroad?
By bank transfer against staged invoices tied to milestones. We never ask for the full amount up front, and each stage is invoiced only after the photo evidence for that milestone has been sent to you.
