Altea’s old town sets its own rules. The streets are narrow, stepped and largely pedestrian, so no lorry and no skip can reach the house: materials go up by hand or on small plant, and debris comes down in bags. Add that many houses share a party wall with the neighbour and have masonry walls and old joist floors, and the work becomes slower and more craft-based than on a villa.
The historic quarter also carries appearance criteria that govern the façade, external joinery and colour. Those need settling with the town hall before windows are ordered or an external finish is chosen — redoing rejected joinery is expensive and pushes the handover back by weeks.
In Altea la Vella, the Sierra de Altea and around Mascarat the picture changes completely: large plots, villas with views, flat roofs and pools, and a build much like Javea or Moraira. Either way, if you live abroad you get a report with dated photographs every week, and no change with a price impact is built without your written approval.
