- We run a pull-off adhesion test and open up sample patches of the existing finish. A hollow monocouche render or a plastic paint with no grip has to come off first: the system has weight, and it hangs on whatever is underneath it.

- We start on a base rail with water-resistant insulation at the plinth, held clear of the ground. A SATE that simply dies into the ground wicks water at the base and eventually debonds from the bottom up.

- How we do it
- We wrap the slab edge and the column in the same continuous layer of insulation. This is the whole point of external insulation: insulate internally and these points stay unresolved and go on condensing in the corners of the living room.
Window reveals and heads

- We line the reveal, head and sill with a thinner board and a drip bead. Without that return, the opening becomes the cold spot that concentrates mould in the corner of the window.
