- We find the real point of entry, which rarely sits above the stain.
- How we do it
- We work up the roof from the stain, following the fall and the valleys, because water gets in high up and appears metres below. We hose it in sections until we reproduce the drip.
Loft inspection
- What we do
- Checking the underside of the roof and the timber structure.
- How we do it
- From inside you can see the actual track of the water across the battens and boarding, and catch rot before anything gives way. It is half the diagnosis, and the half almost nobody does.
Post-storm check

Tiled roofs
Replacing broken tiles
- What we do
- Swapping out cracked, split or wind-slipped tiles.
- How we do it
- We match the model and curvature, sourcing weathered tiles on an older roof so a new patch does not stand out. We clip the verge and ridge tiles, which are the ones the levante lifts.
Valleys and ridges
- What we do
- Repairing the junction lines and the crown of the roof.
- How we do it
- We rebuild the valley with metal soaker under the tile rather than trusting mortar alone, which cracks with thermal movement. The ridge is dry-fixed with vented tiles so the void underneath can breathe.
Chimney and skylight junctions
- What we do
- Sealing where the roof meets a vertical element.
- How we do it
- We fit metal flashing chased into the masonry and lapped over the tile below. A junction held together with mastic alone is the leak we come back to every two or three years.
Renewing battens and boarding

- Replacing timber under the tiles where an old leak has taken its toll.
- How we do it
- We strip the tiles off that slope, replace the damaged timber and lay a breather membrane before re-setting. Putting tiles back on rotten battens is covering the symptom.
Nests, weeds and debris

- How we do it
- Weeds and moss hold water in the joint and wick it under the tile. We clean without a high-pressure washer, which strips the mortar out and makes things worse on an old roof.

Localised waterproofing repair

- A targeted patch where the rest of the roof is sound.
- How we do it
- We cut back to sound material, prime and patch with a generous lap onto healthy membrane. We only recommend it where the damage is genuinely localised: on brittle old felt, a patch lasts as long as the felt beside it.
Full roof-terrace renewal

- Replacing spent waterproofing on a flat roof.
- How we do it
- We strip the old felt, correct the falls and lay a new system with reinforcement at upstands and gullies. On communal roofs we plan the access and material storage to disturb residents as little as possible.
Ponding and falls

- How we do it
- We form the fall to the outlet in lightweight screed before the waterproofing goes down. No membrane is designed to live submerged, and a permanent puddle will finish off even the best one.
Outlets and overflows

- Renewing the drainage and adding an emergency outlet for heavy rain.
- How we do it
- We fit gullies with a flange bonded into the membrane and add an overflow through the parapet. In a gota fría, if the gully clogs with leaves, the overflow stops the roof becoming a pond sitting on your slab.

- How we do it
- We renew the coping with a drip and a fall inwards, and take the membrane up the upstand terminated in a chase. A coping without a drip lets water run down and stain the whole facade.

Gutter clearing

- Removing the leaves, silt and nests stopping the gutter draining.
- How we do it
- Saharan dust and leaves form a plug that, in heavy rain, sends the gutter over the facade and back behind the tiles. We check it in autumn, before the rainy season arrives.
Gutter and downpipe replacement

- Replacing broken, sagging or undersized runs.
- How we do it
- We fit with the correct fall to the downpipe and enough brackets that the weight of water cannot pull it away. We size the section for a gota fría downpour, not for average rainfall.
Insulation under the roof

- How we do it
- We lay insulation over the loft floor or spray it under the boarding. In a penthouse here it does more to cut your August air-conditioning bill than any other single measure.
