Jávea is a land of villas with large flat terraces and walk-on rooftops opening onto the Mediterranean, and that architecture has a weak spot: the gota fría. The torrential autumn storms drop months of rain in a few hours, and a flat terrace with worn-out waterproofing lets the water through into the rooms below. Stains on the ceiling, flaking paint and a smell of damp are the sign that the waterproof membrane has reached the end of its life.
We work extensively in Jávea’s villa areas: the Montgó, with its hillside villas and stepped terraces; Balcón al Mar and La Granadella, exposed to the wind and driving rain; and the homes around the Arenal and the port. Each terrace has its own solution: we renew the waterproofing from the base up, resolve the falls towards the drains, seal the joints with walls and parapets, and finish with new non-slip tiling built to withstand the sun and the storms.
We do not simply paint a coat over the top. We trace the source of the leak, strip out the tiling and worn membrane where needed, correct the falls that pond water, and apply a quality waterproof membrane before re-tiling. We fix the price and timescale after the visit and, for Jávea’s many overseas owners who do not live here, we manage the works remotely with photo reports, so you can face the next autumn without fearing the gota fría.
What's included
Tracing the source of the leak
We find where the water gets in before acting, to fix the cause and not just the symptom.
Stripping out tiling and worn membrane
We lift the paving and the failed waterproofing when the terrace’s condition demands it.
Correcting the falls
We reshape the falls towards the drains so water clears and does not pond during a storm.
Quality waterproof membrane
A sheet or continuous liquid membrane, sealing the joints with walls and parapets.
New non-slip tiling
Non-slip porcelain paving that stands up to the coastal sun and storms.
Remote management for overseas owners

Frequently asked questions
How much does it cost to waterproof a terrace in Jávea?
The price depends on the area, the state of the current waterproofing, whether the falls need correcting and the tiling chosen. A localised repair is very different from renewing a whole villa terrace. Every case is different, so we fix the price after the visit. Request a free, no-obligation quote.
Why do terraces leak during the gota fría in Jávea?
The gota fría drops a huge amount of water in just a few hours. If the terrace has a worn membrane, badly resolved falls or too few drains, the water ponds and finds its way into the rooms below. In Jávea, with so many flat terraces, this is the most common cause of leaks.
Do you work on villas in the Montgó and Balcón al Mar?
Yes. We regularly waterproof terraces and roofs on villas in the Montgó, Balcón al Mar, La Granadella and the Arenal. We know the stepped terraces of hillside homes and the roofs exposed to wind and driving rain, and we adapt the solution to each type of house.
Do you have to lift the whole terrace floor?
Not always. If the leak is localised, sometimes repairing the entry point and sealing the joints is enough. When the membrane is worn out or the falls pond water, the safest option is to strip the tiling, renew the membrane and re-tile. We tell you clearly after the diagnosis.
Can you have the terrace ready before autumn?
Yes, and it is what we recommend in Jávea. Waterproofing before the gota-fría season stops the first torrential rains leaking again. A terrace with new tiling is usually ready in one to two weeks; we plan the works to finish in good time before the autumn rains.
