Jávea's villa country — the Montgó slopes, Balcón al Mar, the Arenal, La Granadella — was largely built out in the seventies and eighties, and the roofs have aged in a particular way. The original curved tile is usually still sound. Will roof work damage the tosca stone on my parapets and chimney?
Not if it is done properly. Tosca is a porous sandstone: no high-pressure washing, no sealants that will stain it. We cut a clean chase to bed the flashing, use compatible mortars and mask the stonework during the job, so the junction ends up watertight and the facade still looks like a Jávea villa.
When is the best time of year to have the roof done in Jávea?
September and October, before the heavy autumn rain, is the sensible window — the roof is dry, the work is not fighting weather and any fault found gets fixed before it matters. Spring is the other good slot, particularly if the villa is let over summer and you want the terrace and gutters sound beforehand.
