We build dividing partitions, continuous or accessible suspended ceilings, dry linings with mineral wool to insulate against noise and cold, alcoves and built-in shelving, and details for curtain pelmets or indirect lighting. We use moisture-resistant board in bathrooms and kitchens and technical board where more strength or insulation is required.

We leave surfaces plumb, with joints taped, filled and sanded, ready to paint or tile. We coordinate with electrics and plumbing so service runs sit inside the partition or ceiling before it is closed. It is a fast, clean solution, ideal when you live in the home or are renovating to let.

Partitions and divisions

New dividing partition

What we do
Splitting a room to create a bedroom, dressing room or study.
How we do it
46 or 70mm studs with acoustic tape under the track and double board each side, joints staggered. The tape under the track is what stops the partition transmitting noise through the slab.

Closing up openings and arches

What we do
Blocking off doorways, openings or arches you want gone.
How we do it
We reinforce the perimeter and tie into the existing brickwork before boarding, then tape the junction with mesh. Without that junction treated, the crack reappears within the first season.

Acoustic partition

What we do
Better sound insulation between rooms or from the neighbour.
How we do it
Twin isolated frames, mineral wool inside and double board with staggered joints. The point is that the two faces never touch: one shared stud wipes out the entire improvement.

Services inside the partition

Electrics, plumbing and air conditioning run within the wall.
How we do it
We coordinate with the electrician and plumber to run conduit before the second face closes, and photograph the route. That photo is what stops someone drilling into a pipe two years later.

Moisture-resistant or cement board depending on whether it will be tiled, studs at 400mm and the board held off the floor. It never sits on the screed, so it cannot wick up water from a leak.

How we do it
We hang on strap hangers with primary and secondary channels at the spacing the manufacturer specifies, not improvised, so the ceiling cannot sag. A perimeter joint allows for slab movement.

Boxing in ductwork

What we do
Dropping a ceiling or forming a bulkhead to hide air ducts, pipes and stacks.
How we do it
We keep the drop to the minimum the duct allows so you do not lose head height, and leave access at the unit and the valves. A bulkhead with no access hatch gets smashed open at the first fault.

Accessible ceiling

What we do
A demountable ceiling where services need to be reached.
How we do it
Lift-out board or a flush hatch with a concealed frame: it reads as a continuous ceiling but opens when the indoor air-conditioning unit or a stopcock needs attention.

Indirect lighting and pelmets

What we do
Perimeter coves for indirect light and curtain boxes.
How we do it
We set the cove at the depth the LED strip needs — too close to the ceiling and you see the individual diodes — and bring the supply out to an access point. We set out the wash of light with you.

Downlights and recessed fittings

What we do
Cut-outs for downlights, speakers and grilles.
How we do it
We cut with a hole saw and leave slack cable at each opening. We mark the channels first so we never cut over one — the mistake that leaves a downlight with nowhere to go.

Dry linings and insulation

Dry-lining an external wall

What we do
Lining the inside face of the walls that face outdoors.
How we do it
A free-standing frame with 45–70mm mineral wool left uncompressed and a vapour barrier where required. This is the job that removes the cold-wall feel and cuts what the air conditioning costs to run.

Walls with condensation

What we do
Walls that go mouldy each winter through a cold bridge.
How we do it
We treat and confirm it is not a leak first, then dry-line leaving a cavity. Insulating internally without also sorting the room ventilation just moves the condensation somewhere else.

Acoustic lining of a party wall

Cutting the noise coming from the neighbour or the street.
How we do it
An isolated lining with wool and double board, sealing every service penetration and socket box: one untreated socket lets through more noise than several metres of wall.

How we do it
We work from inside the property without touching any communal element, which avoids having to go through a residents association vote. You lose a few centimetres in exchange for the insulation.

We reinforce internally with channel and timber and set the depth with the finish material already counted in, so the niche finishes plumb with the tile instead of half a centimetre shy.

How we do it
We bed timber into the load points before the board goes on. With that reinforcement the unit hangs as it would on a brick wall; on plasterboard plugs alone, it does not.

Reinforcement for TVs and sanitaryware

Fixing points designed in for hanging loads.
How we do it
Tell us where the TV, the wall-hung toilet or the radiator is going and we bed timber or channel into the frame. It can be sorted after boarding, but that means opening up and re-treating the board.

Joint treatment and sanding

What we do
Taping, filling and sanding until the surface is ready to paint.
How we do it
We tape with micro-perforated paper and put on three passes of compound, sanding in raking light. At movement corners we use a flexible bead rather than rigid tape — that is where it cracks otherwise.

Handover and coordination with painting

What we do
Surfaces handed over ready to paint, tile or clad.
How we do it
We vacuum the sanding dust and hand over primed if the painter follows straight on. We coordinate both trades so nobody has to go back over joints that are already closed.
